SGA was retained by a private developer to prepare a reuse plan for a former public school campus located adjacent to a major I-95 interchange and across from the largest outlet mall complex in Connecticut. SGA was tasked with developing a series of development alternatives that created a mixed-use main street with a mix of multi-family residential and neighborhood-oriented retail/commercial uses. Most notably, the town was in need of full-service grocery store. The site was located in on a peninsula surrounding on three sides by the Indian River or associated wetlands. The project maximized public access and recreational connections to this regional environmental asset.
