SGA was retained for the comprehensive study of available options for re-development and Park/North Park corridors of the Borough of Wyomissing.
The majority of the Borough was developed over one hundred years ago and many of the original buildings remain. A total of four key commercial properties that were formerly part of the Berkshire Knitting Mills are in the process of being redeveloped, or have recently been completed. These properties are located at the nexus of the Penn Avenue and North Park Road corridors, a prime location for increased density and a lively pedestrian-centered community.
A secondary corridor, N. 4th Street, is expected to generate additional activity, as a new medical campus and Tetraflex are set to be constructed in the oncoming years, bringing additional students and wrokers to the area. SGA also analyzed property south of Wyomissing Boulevard as a potential townhouse community that could serve the needs of new homeowners moving into the area.
The planning study for both locations, led by SGA, identified potential uses for existing properties, as well as provided an objective analysis of current zoning laws and the potential effects of the ordinance on desired planning aspirations. The study and final recommendations were conducted to establish baseline information related to the physical, social and economic context of the area. The study also include a list of action items the Borough can complete to assist in economic development and re-development of the areas identified.
